From Empty Lot to
Dream Home
Most builders need a permitted, shovel-ready lot. We start from raw land - navigating entitlements, permitting, and regulatory approvals - then build your custom home from the ground up.
Other builders start at the blueprint. We start at the land.
Most custom home builders assume you already have a permitted, buildable lot. They take your plans and build. That's fine if your land is ready - but what if it's not?
What if you need rezoning? What if the lot requires environmental review? What if you need to coordinate with five different agencies before you can break ground? That's where other builders stop - and where we start.
One team from dirt to doorstep. No handoffs between an entitlement firm, an architect, and a builder. We quarterback the entire process.
From raw land to move-in ready
Land Assessment
Site evaluation, soil testing, zoning analysis, and feasibility study. Is your lot buildable? What can you build on it? We'll tell you exactly what's possible.
Entitlement & Permitting
Rezoning if needed, building permits, environmental review, agency coordination. We navigate Sacramento's regulatory process so your project doesn't stall at the permit counter.
Design & Architecture
We coordinate with architects and designers to create plans that match your vision, meet code requirements, and stay within budget. One team managing every detail.
Site Preparation
Grading, utilities, foundation work. The unglamorous infrastructure that makes everything else possible. We manage civil engineers and subcontractors through this phase.
Construction
Ground-up custom building with licensed crews. Framing, systems, finishes - managed by a single point of contact from start to certificate of occupancy.
Completion & Handoff
Final inspections, certificate of occupancy, punch list, and move-in. Your custom home, built from nothing, ready to live in.

If this sounds like you
- "I own a lot and want to build my dream home"
- "I found raw land but it's not permitted yet"
- "I want one company to handle everything - not manage 5 different contractors"
- "I need someone who understands both entitlements and construction"
- "Other builders told me my lot is too complicated"
We navigate the regulatory process and then build the project. One contract, one team, one timeline - from raw land through move-in.
Mountain terrain, difficult access, environmental constraints. If your lot has complications, we have the experience to solve them.
Detailed line-item estimates. No hidden fees. No surprise change orders. You know exactly where your investment goes.
Custom home questions
Can you build on land that isn't permitted yet?
Yes - that's our specialty. We handle entitlements, rezoning, and permitting before construction even begins. Most custom home builders can't do this. We start where they can't.
How long does a custom home take from raw land?
Entitlement and permitting typically take 6-12 months. Construction adds another 8-14 months depending on size and complexity. We'll give you a realistic timeline upfront so there are no surprises.
Do you help find land to build on?
We can advise on parcels and assess their development potential, but we don't act as real estate agents. If you have land or are evaluating a specific property, we'll tell you exactly what's possible.
What areas do you build in?
Our primary market is the greater Sacramento region, including Sacramento, Placer, and El Dorado counties. We also take on select Sierra projects when the scope is the right fit. Our Tahoe cabin project demonstrates that capability in remote, challenging terrain.
How much does a custom home cost?
Custom homes vary widely based on size, complexity, finishes, and site conditions. We provide detailed line-item estimates after design so you know exactly where your investment goes. No hidden fees or surprise change orders.
